AE Works is actively seeking a Construction Manager to join our team.

Role and Responsibilities for Position:

  • Primary construction point of contact for the contractors and owner or other agents employed by the owner (designer, inspector, etc.).
  • Executes project plans through various phases of commercial building projects, including design, bidding, permitting, and construction management with a focus on construction.
  • Manages and directs efficient communication between the contractors, AE Works and the client, including but not limited to submittal reviews, documents interpretations (RFI’s / questions), and construction observations to verify that the requirements of the construction contract are being maintained.
  • Knows and understands the contents of Owner-Contractor agreements along with a knowledge and understanding of the design documents and specifications.
  • Rigorously enforces the design intent implicit in the Architect's prepared Contract Documents (Drawings and Specifications), as well as have a working knowledge of the engineering design intent through documents prepared by consulting disciplines.
  • Effectively represents the interests of the Owner, AE Works and the supporting Consultants during the construction phase.
  • Runs or participates in Owner/Architect/Contractor (OAC) Progress Meetings.
  • Manages construction budget and maintains monthly forecasts.
  • Creates, updates, and manages project schedules for all phases of a project.
  • Assists in procurement of project teams, including consultants and contractors.
  • Assists in negotiation of contracts with project consultants.
  • Reviews and reports on project schedule, including any risks or conflicts with the schedule as planned.
  • Coordinates between owner’s consultants, vendors, and contractors.
  • Provides appropriate level of on-site supervision to ensure project performance criteria are being met.
  • Develops relationships with consultants/contractors/vendors and evaluates their performance.
  • Ensure that all accounts receivables are maintained at a level not to exceed planned working capital charge as set by corporate finance, the project team and/or the Regional Operations Manager.
  • Travel with team members for onsite collaboration, investigations, and project presentations

 

Technical Job Requirements:

  • Bachelor Degree from an accredited institution with degree in Architecture, Engineering, Construction Management, or Business highly preferred.
  • 10+ years progressive experience working on commercial design and construction projects as a design/construction project manager, program manager, or an owner's representative.
  • Work experience leading and/or significantly contributing to construction projects in Healthcare, Science & Technology, and Corporate market sectors preferred.
  • Strong technical knowledge of construction materials, building trades, means and methods, and the relationships among subcontractors, suppliers and manufacturers.
  • Advanced knowledge of construction contract administration policies, procedures and concepts.
  • Advanced knowledge of project design and construction documentation and construction materials.
  • Skilled with using cloud based and mobile technology for collaboration.
  • Skilled in abilities to create and manage building design and construction project schedules and budgets.
  • Skilled with scheduling software (i.e., P6, Microsoft Project, or similar) and excel for cost management highly preferred.
  • Proficiency in Procore or similar construction project management software highly preferred.
